Shortlisting a Korean data center? Ask for evidence before a promise.
A useful shortlist connects site rights, power delivery and operational requirements—not simply an attractive location.

Market interest is the starting point
Microsoft’s October 2025 infrastructure update described continued growth and expansion across its Japan and Korea geographies. That is a useful signal of regional interest. It does not establish tenant demand, available power or deliverability for any individual site.
Make the first meeting document-led
We suggest asking a sponsor to identify what is secured, what remains conditional and who is responsible for the next decision. An early-stage opportunity can still be worth discussing; its open dependencies should be visible from the outset.
Ask about | Request |
|---|---|
Site | Evidence of control; planning pathway and outstanding approvals. |
Power | Utility documents showing capacity, conditions and delivery assumptions. |
Tenant fit | Workload requirements, rack density, cooling and connectivity assumptions. |
Engage early. Make commitments progressively.
A tenant can discuss requirements before every permit is issued. Equally, a sponsor should not treat early interest as a signed lease. The practical question is which evidence allows both parties to move to the next stage.

Our proposed approach is to keep a shared issues register: each unresolved item has a document owner, a next action and a decision date. This is an advisory framework, not a statement that every tenant or lender follows the same process.
Choose a partner who understands both sides
Technical specifications alone do not explain an owner’s constraints. Commercial enthusiasm alone does not resolve delivery risk. A productive local adviser connects these perspectives and makes the gaps clear before negotiations harden.
MGNT Partners is an advisory and project-management firm. We begin by understanding the business, the owner’s priorities and the incoming partner’s requirements, then help coordinate the evidence, counterparties and execution questions behind an informed decision.
